Southend Lane stands as a testament to regeneration, embodying an adaptive-reuse concept with authentic industrial charm. This distribution centre houses 9 hybrid warehouse and office units repurposed for modern business needs, featuring original red brick brickwork and integrating into the original structure where possible. Preserving the original portal frame structural steel with hit-miss internal columns for a new warehouse roof, along with the removal of the original portal frame columns for 9 new offices posed exciting and interesting structural challenges. The result was a new lease of life on an original 1970s facility.
This project features high clearance warehouse space reaching a maximum of 12m high, with loft-style mezzanine offices in units ranging from 1,803 to 2,943 sqm. The site features on-site parking for 99 cars, including tandem under-croft parking for each unit, 72kW rooftop solar panels installed for each unit, and electric vehicle charging stations.
Sustainably driven, Southend Distribution Centre aims to achieve a 5-star Green Star Buildings rating and maintain a carbon-neutral footprint, prioritising both environmental efficiency and stylish design.
